For the last two years, I've heard the same thing from renters across the GTA:

"We're just waiting a little longer."

Waiting for interest rates.
Waiting for prices.
Waiting until they save enough for a down payment.
Waiting for the "perfect time."

The problem is...

The market doesn't wait for anyone.

And based on the latest June 2026 numbers from the Toronto Regional Real Estate Board (TRREB), I believe we've already passed the turning point.


The Numbers Most Buyers Haven't Seen Yet

TRREB's June Market Watch shows something significant.

  • 6,770 homes sold in June 2026
  • Sales increased 9.4% year-over-year
  • New listings dropped 12.9%

That means more buyers are entering the market while fewer homes are becoming available.

This is exactly how a buyer's market begins to disappear.


The Number That Professionals Watch

Most people focus on average home prices.

I don't.

One of the strongest indicators I follow is the Sales-to-New-Listings Ratio (SNLR)—a measurement of how quickly inventory is being absorbed.

In June:

  • SNLR increased from 31.2% last year to 39.2%.

That tells us buyers are becoming more active while supply is shrinking.

Prices are still below last year's levels:

  • Average GTA home price: $1,058,658 (-3.9%)
  • Average condo price: $631,000 (-9.4%)

Yet TRREB is already forecasting stronger market conditions and renewed price growth during the second half of 2026.

If they're right, today's buyers won't be saying they bought at the bottom.

They'll be saying they bought before everyone else realized the market had turned.


Why Most Renters Still Think They Can't Buy

Here's something I see every week.

People don't come to me because they can't afford monthly payments.

They come to me because they believe they don't have enough saved for a down payment.

That's the biggest misconception in today's market.

For many first-time buyers, the obstacle isn't income.

It's knowing what options actually exist.

3. Move while buyers still have negotiating power.

The latest market data suggests that leverage is beginning to shift.


The Biggest Cost Isn't Buying...

It's Waiting Too Long.

I've seen buyers spend years trying to save a larger down payment while paying thousands of dollars every month in rent.

Then the market moves.

Prices rise.

Competition increases.

And suddenly the same home costs significantly more than it did six months earlier.

No one knows exactly where the market goes next.

But today's numbers tell us one thing:

Conditions are changing.
